A pre-purchase inspection can also make you feel safe, knowing your home is of sound structure and condition. For those buying an investment property, the inspection report can also help you prioritize future repairs and upgrades.

Before listing your house for sale, it's a good idea to get your home inspected so you know it's in the best condition possible to sell quickly at the price you want. Most home buyers will be getting their own home inspection before purchasing, so any issues will come out, potentially causing a deal to fall through. Take care of those issues before the home is listed so your first showing is your last!
Get a pre-listing home inspection to find the pickles before your buyer does!

Not sure if you should put an offer on a house? Trying to decide between your top favorites? Bring me along to your scheduled showings and I'll point out general areas of strength and concern within the house. Don't waste your time putting in an offer on a home that displays surface level issues you are uncomfortable with. Keep in mind, this does not replace a pre-purchase inspection which is still highly recommended before you buy.
Tour your future home with a trained eye so you don't sign a sour dill!
This is a broad look at the condition of the house and is not a full inspection. Structures and appliances we see during the walk through will be assessed on a surface level to help give peace of mind before making an offer.
Visible structures: walls, floor, ceilings, windows, and doors.
Visible systems: water heater, HVAC, external electrical
General observations: exterior grading/drainage, roof
This is not an extensive inspection and no report will be written. I will not enter the attic or crawlspace, will not traverse the roof, and will not open the electrical panel. Keep in mind that even if no issues are found during this consultation, that doesn't mean issues can't come up during the full inspection.
Just because a home is newly built doesn't mean there is nothing wrong with it. It is always recommended to get a home inspection, not just before moving into your new home, but during every major step of construction for peace of mind from the beginning. Small issues can become big problems over time and you want to make sure those issues are fixed before your warranties expire.
Don't let your dream home fill with pickles! Make sure it was built correctly from the start!
Looking at foundation prior to wall construction to ensure proper leveling, support, and drainage
Evaluating the bones of the house. Reassessing the foundation and evaluating the studs, plumbing, electrical, HVAC, and exterior siding before it's covered in drywall and insulation
One of the most important steps to ensure energy efficiency and low bills. Evaluate if insulation is properly installed in the walls, attic, and around appliance components
Making sure everything came together properly. This will be a standard full home inspection, specifically looking for improperly installed items that could affect warranties in the future
