A home inspection is a visual evaluation of a property’s major systems and components to identify safety concerns, defects, and conditions that may need repair or further evaluation.
A home inspection helps you understand the condition of a home before you buy, sell, or move in, reducing surprises and helping you make informed decisions. The inspection findings can give negotiation power when buying a home, help prioritize upgrades and repairs for owners, and help document current conditions for renters.
A standard inspection covers the roof, structure, foundation, electrical, plumbing, HVAC, interior, exterior, attic, and crawlspace or basement when accessible.
Inspections are non-invasive and do not include cosmetic issues, code compliance, hidden conditions, or areas that are inaccessible or unsafe to enter.
Most inspections take 2–4 hours, depending on the size, age, and condition of the home. I often estimate 1 hour per 1,000 square feet.
Reports are almost always delivered by the end of the day that your inspection was performed on, but it could take up to 24 hours.
A visual inspection means systems and components are evaluated without dismantling, damaging, or moving permanent structures or personal belongings.
