A standard inspection covers the roof, structure, foundation, electrical, plumbing, HVAC, interior, exterior, attic, and crawlspace or basement when accessible. 

Inspections are non-invasive and do not include cosmetic issues, code compliance, hidden conditions, or areas that are inaccessible or unsafe to enter. 

Most inspections take 2–4 hours, depending on the size, age, and condition of the home. I often estimate 1 hour per 1,000 square feet.

Reports are almost always delivered by the end of the day that your inspection was performed on, but it could take up to 24 hours.

A visual inspection means systems and components are evaluated without dismantling, damaging, or moving permanent structures or personal belongings. 

Yes — attending is encouraged. It allows you to see issues firsthand and ask questions, but attendance is optional. 

No. A home inspection is not pass/fail. It is an informational report about the home’s condition. Everyone has their own level of comfort when it comes to what repairs and service a home needs.

We do not provide exact repair estimates but may offer general guidance or recommend further evaluation by qualified contractors who often give free quotes on repairs.

Buyers can use the report to negotiate repairs, request credits, seek further evaluation, or decide whether to move forward with the purchase. 

Yes. A pre-listing inspection helps sellers identify and address issues before listing, often leading to smoother transactions. 

Yes. Even new homes can have defects. Especially for a new build, identified repairs will likely be fixed by the seller or contractor before you move in.

Absolutely! We always give $50 off inspections for military, first responders, and first-time home buyers. Returning customers get $75 off their next inspection and $25 off additional services.

Yes. We are fully licensed and insured in accordance with Virginia and North Carolina requirements 

The inspection is performed for the client who orders it, and findings are reported objectively. Whether you are a buyer or a seller, the report will be written in an unbiased and professional manner, documenting all system and component conditions exactly how they are.

This depends on the time of year but I can typically get you scheduled within 48 hours of your request.

Yes! We do inspections 7 days a week and can work with you on what time during the day is best. While we can do inspections in the evenings, it is best to have them scheduled so they are finished before sunset, so we can see as much as possible.

I use a modern inspection software and advanced tools like thermal cameras and drones that lots of older inspectors don't use. I value my client's time and money and offer a very detailed report that is extremely competitive against other local inspectors.
